Everything published by Kestrel Ridge Builders, LLC on this website is general information about how houses get built in this region. None of it is advice about your parcel, your plan or your budget.
The technical material
The pages describing soils, foundations, drainage, wall assemblies, ventilation and permitting are written to be accurate in general terms for central Arkansas. They are not engineering advice, they are not a substitute for a site-specific investigation, and they must not be used to decide what to build on a particular piece of ground.
Ground conditions vary between neighbouring parcels. Two lots on the same street can want different foundations, and no amount of reading replaces a borehole. Where a design decision depends on what the soil does, that decision belongs to a licensed engineer working from a report on your parcel.
Codes, agency procedures, fee schedules and review timescales change, and they differ between jurisdictions within our own service area. Confirm current requirements with the authority having jurisdiction over your address rather than with this website.
The drawings
Every drawing here was authored for this site. The boring log, the regional section, the foundation details and the service-area diagram are teaching illustrations of typical conditions. They are not records of a specific borehole, a specific parcel or a specific completed project, they are labelled as such where they appear, and they must not be used for construction, valuation, insurance or any regulatory purpose.
The prices
The ranges published on the pricing page are planning ranges reviewed January 2026. They are stated per square foot of heated and cooled area, in USD, and they exclude the land, the parcel-attached costs listed separately, and any applicable tax.
- They are not an offer. No figure on this site can be accepted to form a contract, and none of them creates an obligation on either party.
- They are not a quotation for your project. A quotation comes from a written specification prepared for your plan on your parcel.
- They move. Material and labour costs change, sometimes sharply. A range reviewed in one quarter may be wrong in the next, and the review date on the pricing page is there so you can see how current it is.
- They assume ordinary conditions. Unusual access, rock excavation, engineered fill, a difficult utility extension or an unusual regulatory requirement can put a project outside its band.
If you are comparing our range with a figure from somebody else, check what area each one divides by and what each one excludes before you treat them as equivalent. Two per-square-foot figures are rarely measuring the same thing.
Timescales
Stage spans quoted anywhere on this site are planning ranges drawn from how projects of this type generally run. They are not commitments. Permit review time is controlled by the reviewing authority and not by us. Weather governs earthwork and the foundation pour. Your own schedule is set in your contract documents.
No professional relationship
Reading this site, submitting the form or exchanging messages with us does not create a contract, a retainer or any professional duty of care. Those begin when a written agreement is signed by both parties, and the agreement then governs everything, including anything on this site that appears to say otherwise.
External organisations
Where a page names a building department, a state agency or a public register, it does so for your convenience. We do not control those bodies, their published guidance, their websites or their processing times, and we are not responsible for them.
Limitation
This site is provided as it is. We do not warrant that it is complete, current or free of error, and to the fullest extent Arkansas law permits we exclude liability for loss arising from reliance on the general information published here. Nothing in this disclaimer limits our obligations under a signed construction contract, which are governed by that contract, and nothing in it excludes any liability that cannot lawfully be excluded.
